Understanding HOA & CDD Fees in Tradition
Every home in Tradition carries two separate costs beyond the mortgage — here's what each one actually covers.
The Master HOA
Every home in Tradition pays into the Master Association, which covers internet, cable, and home security monitoring — already bundled into your monthly dues community-wide.
Your Individual Community HOA
On top of the Master Association, each individual community (Cadence, Seville, Telaro, etc.) has its own HOA covering lawn care, irrigation, common-area maintenance, and amenities like the pool, clubhouse, and fitness center. This amount is set by each neighborhood and varies. Combined with the Master Association, most Tradition homes land around $450–$550/month total.
What Is a CDD?
A Community Development District (CDD) is a special taxing district set up to finance the roads, utilities, and infrastructure built when a community like Tradition is developed. The CDD issues bonds to pay for that infrastructure up front, and homeowners repay their share over time through an assessment that shows up on the annual property tax bill — separate and in addition to HOA dues. It's a normal part of buying in most Florida master-planned communities, and the amount depends on the specific neighborhood and lot.
