Do I Need a Realtor® to Buy New Construction in Port St. Lucie?

Who the builder's sales rep really works for, who pays your agent, and the one mistake that can cost you representation before you even start.

The Short Answer

You don't legally need a Realtor® to buy a new construction home. But having your own agent never costs you a thing, and it protects you through one of the biggest purchases of your life.

We're Lauren and Michael Borgen, Realtors® with Modern Horizon Homes. We help buyers every week in communities across Tradition, Riverland, PGA Village, and the rest of the Treasure Coast. Here's what most people don't realize until they walk into a sales center.

Who does the builder's sales rep work for?

The friendly person at the model home works for the builder. Their job is to sell homes at the best price for the builder, and they're often great at it. They can walk you through floor plans and promotions, but they can't advise you on whether a deal is good for you.

Builder's Sales Rep

Represents the builder. Goal: sell the home at the best terms for the builder.

Your Buyer's Agent

Represents you. Goal: honest advice on price, lot, upgrades, and the right community for you.

Who pays the buyer's agent on new construction?

In Port St. Lucie new construction communities, the builder typically pays the buyer's agent commission. That means our representation never costs you a thing.

And because we work with these builders every week, we know what incentives are on the table, which homes have room to negotiate, and how to ask for more. Walking in alone means negotiating against a professional sales team by yourself.

What does a buyer's agent actually do on a new build?

1

Choosing the right community

Port St. Lucie has dozens of new construction neighborhoods, from all-ages communities like Cadence and Seville at Tradition to 55+ options like Valencia at Riverland and Catalina Palms. We compare HOA fees, CDD fees, amenities, and builders side by side.

2

Picking the lot

Lot premiums can add thousands. We point out which lots have the best views, privacy, and sun exposure for a pool, and which aren't worth the extra cost.

3

Negotiating incentives

Builders rarely drop the base price, but they often offer closing cost help, rate buydowns, or upgrades. We know what's been offered recently and push for the best package.

4

Design center decisions

We help you decide which upgrades add real value and resale appeal, and which are better done after closing for less.

5

Comparing the builder's lender

Preferred lender incentives can be great, but the full loan terms still matter. We help you see the whole picture.

6

Inspections and walkthroughs

New doesn't mean perfect. We recommend independent inspections at key stages and attend walkthroughs so issues get fixed before closing.

7

Staying on top of the timeline

Builds can take months. We keep you updated and handle communication with the builder so nothing falls through the cracks.

⚠ Read This Before You Tour

The first visit rule

Most builders require your agent to register you, or come with you, on your very first visit to the community. If you walk in on your own and sign the guest card, many builders won't let you add an agent later.

Before you tour any model home, even "just to look," call or text us first. It takes two minutes and keeps your options open.

Moving to Port St. Lucie from out of state?

This is where a local agent matters most.

If you can't be here in person, we can tour communities for you over video, send drone footage of lots and surrounding areas, and share the local context listing photos leave out: drive times, flood zones, insurance considerations, and what each community feels like day to day. When you do visit, we'll plan a tour that fits the most into your trip.

Frequently asked questions

Will I get a better price if I don't use an agent?

Usually not. The builder typically pays the agent commission, so representation never costs you a thing, and an experienced agent can often negotiate a better overall package than you'd get on your own.

Can I negotiate with a builder in Port St. Lucie?

Yes, though it usually looks like incentives (closing costs, rate buydowns, upgrades) rather than a lower base price. Quick move-in homes often have the most room to negotiate.

What is a CDD fee?

A Community Development District fee is a Florida assessment that pays for community infrastructure, usually billed with your property taxes. Some communities have one and some don't, so it's worth comparing before you choose.

Do I need an inspection on a brand new home?

We strongly recommend one. Independent inspectors often catch issues that are much easier for the builder to fix before closing.

Can I add an agent after I've already visited a community?

Often not. Most builders require the agent to register you on your first visit, so contact us before you tour.
